We Walk It
Arran inspects the property himself, usually within 48 hours. Coordinate access however works for your seller.
Written Offer
You get a written offer with the commission stated in it. Present it to your seller like any other offer.
Close & Get Paid
Reputable title company, seller's chosen date, commission paid to your brokerage at closing. Then we call you for the relist.

It's stated in the written offer and paid to your brokerage at closing through the title company, exactly like a conventional transaction. We don't pay agents directly, because compensation for brokerage services has to flow through your broker under Florida law.
Yes, and it's in our interest to. Agents who send us one property send us five more when the first one works out. When the renovation is finished and it's time to sell, we call the agent who brought it to us first.
No. If you bring us a property, you're the point of contact for that transaction. Circumventing agents is a fast way to never get another referral, which would be an expensive trade for one deal.
Then they should list it, and we'll tell you that. You know your market. If our number doesn't beat the realistic net after repairs, carrying costs, and time, it isn't the right move and we won't push it.
Same day on whether it's worth pursuing. If it is, Arran typically walks the property within 48 hours and a written offer follows within a day of that.
Usually, but tell us the date immediately. The binding constraint is the title work, not our funds. The earlier we start, the more likely we beat the clock.
