Either works. Tell us which you prefer when you submit and we'll structure it that way. We've done plenty of both and have title companies comfortable with each.
Same day, usually within a few hours if the submission is complete. Missing numbers are the main thing that slows it down, so include price, ARV, repair estimate, and photos.
Yes, just ask. We'd rather you verify us up front than wonder halfway through whether we can perform.
Meaningful and deposited promptly after signing, with the exact amount depending on the deal size. We're not interested in tying up your contract with a hundred dollars while we shop it around.
No. That's a one-time gain and a permanent loss of a deal source. If you bring it, it's your deal and you get paid on it.
No. Compensating an unlicensed person for procuring a real estate transaction runs into Florida licensing law. We buy properties and take assignment of contracts, which is how wholesalers get paid legitimately. If you control a contract, we'll close on it.
Tell us and we'll still look, but be straight about it. Deals that have been shopped for weeks are usually priced wrong, and we'd rather have first look on a fair deal than fifth look on a stale one.
